Rental terms

1. Rental agreement

1.1 The agreement is binding when the landlord has confirmed the booking and the tenant has paid the full rent within the agreed time.

2. Payment

2.1 When the booking request is approved, the full rental amount must be paid within 2 banking days to keep the reservation.

2.2 Fees for any additional services, ordered by the tenant, are added according to an agreement made in advance and are paid in connection with the final payment.

 
3. Avbeställning

3.1 If full payment is not received according to the above schedule, this will be considered a cancellation, and the house will be offered to other interested parties.

3.2 Cancellation 30+ days before check-in date 100% of the rental amount is refunded. 

3.3 Cancellation 29-14 days before the check-in date, 50% of the rental amount is refunded.

3.4 Cancellation 13-0 days before the check-in date, 0% of the rental amount is refunded.

 
4. Terms

4.1 The person renting must be at least 25 years old. Lilla Dalbo is for adults, if you have children they are 16+. 

4.2 The landlord cannot be held responsible for the restaurant or other establishments being closed. Nor for pandemics, accidents, thefts, power cuts, noise, insects, etc. that are beyond the landlord's control.

4.3 Declarations by the landlord must be included in the booking confirmation in order to be relied upon. The landlord releases himself from the obligation to fulfill his part of the agreement and from the obligation to pay damages if the landlord's obligations cannot be fulfilled at all or only at an abnormally high cost due to:

  • war or riot
  • pandemic
  • work stoppage, blockade, fire, water damage, explosion
  • intervention by a public authority
  • other obstacle beyond the landlord's control.

4.4 In the event that the landlord has to withdraw from the agreement, the landlord must notify the tenant as soon as possible and act promptly to offer an object of equivalent quality, with the exception of the situations specified above. If the tenant accepts a worse compensation alternative, he is entitled to reasonable compensation for the price difference. If the tenant waives the right to a replacement object or such an object cannot be offered, the landlord must refund the rental amount without delay. Thereafter, the parties have no obligations towards each other.

4.5 The tenant does not have the right to receive a reduction in rent for time during which the landlord allows work to be carried out for customary maintenance of the rental object or property. The work must, however, be carried out without unnecessary delay.

4.6 The tenant undertakes during the rental period to take good care of the rental object and what belongs to it, and when using it observe everything that is required to preserve health, order and good condition within the property. In the event of damage to the property, its buildings and property accessories, as well as moveable property, the tenant must compensate the damage in full.

The tenant undertakes:

  • to carefully follow the rules of order that apply to the rental object, and not to disturb public order or neighbours.
  • to follow any fire bans and recommendations that apply to the island.
  • to be responsible for costs in connection with any damage to the houses and its furnishings.
  • to immediately report any damage to the landlord.
  • not to let the rental object to another without the landlord's special written permission.
  • not to allow more people than in the booking confirmation to spend the night in the rental object without the landlord's special written permission.
  • not to keep pets in the rental property without the landlord's special written permission.
  • to allow the landlord's site representative/cleaning staff access to the rental object during the rental period for inspection.

Smoking is not permitted.

 
5. Cleaning

5.1 It is the tenant's responsibility to take good care of and clean the rental property during the rental period.

5.2 It is the tenant's responsibility to throw away rubbish, fresh food before departure.

5.3 It is the tenant's responsibility to have washed pans, plates, cutlery, etc., and to empty the dishwasher before departure.

5.4 Final cleaning of the houses is carried out by an external cleaning company. This service cannot be negotiated away and is included in the fee.

 
6. House equipment

6.1 The houses are rented fully furnished and have a fully equipped kitchen and bathroom. The landlord is not responsible for the guests' belongings during the stay, so make sure you have a valid property insurance (normally included in your home insurance).

6.2 When you rent Lilla Dalbo, bed linen, shower towel and small towel are included.

 
7. Keys

7.1 You will receive a key upon check-in. Correspondingly, you leave the key on departure to our representative on site, or as agreed.

7.2 Costs in connection with a lost key are charged to the tenant.

 
8. Complaints / Deviations

8.1 If errors occur or the tenant experiences deviations in the rental object, this must be reported to the landlord immediately.
