Rental terms

1. Rental agreement

1.1 The agreement is binding when the landlord has confirmed the booking and the tenant has paid the full rental amount within the agreed time.

2. Payment

2.1 When the booking request is approved, the full rental amount must be paid within 2 banking days to retain the booking.

2.2 Fees for any additional services, ordered by the tenant, will be added according to an agreement made in advance and paid in connection with the final payment.

 
3. Cancellation

3.1 If full payment has not been received according to the above schedule, this will be considered a cancellation, and the house will be offered to others.

3.2 Cancellation 30+ days before check-in date is refunded 100% of the rental amount. 

3.3 Cancellation 29–14 days before check-in date is refunded 50% of the rental amount.

3.4 Cancellation 13–0 days before check-in date is refunded 0% of the rental amount.

 
4. Terms

4.1 To rent, an age of 25+ applies. Lilla & Stora Dalbo is "Adults only", which means adult children if you are a family.

4.2 The landlord can not be held responsible if restaurants or other facilities being closed.
Nor is there a pandemic, accidents, thefts, power outages, noise, insects, etc. that are beyond the landlord's control.

4.3 Commitments by the landlord must be included in the booking confirmation in order to be invoked. The landlord disclaims from the obligation to fulfill his part of the agreement and from the obligation to pay damages if the landlord's obligations can not be fulfilled at all or only at an abnormally high cost due to:

  • war or riot
  • pandemic
  • work, blockade, fire, water damage, explosion
  • intervention by a public authority
  • other obstacle beyond the landlord's control.

4.4 In the event that the landlord has to withdraw from the agreement, the landlord must notify the tenant as soon as possible and act promptly to offer an object that is of equivalent quality, with the exception of the situations stated above. If the tenant accepts a worse compensation alternative, he is entitled to reasonable compensation for the price difference. If the tenant waives the right to a replacement object or such an object cannot be offered, the landlord must repay the rental amount without delay. Thereafter, the parties have no obligations to each other.

4.5 The tenant is not entitled to receive a reduction of rent for time during which the landlord has work carried out for the usual maintenance of the rental object or the property. However, the work must be carried out without undue delay.

4.6 Hyresgästen förbinder sig under uthyrningsperioden att väl vårda hyresobjektet och vad som hör till detta samt vid dess nyttjande iaktta allt som fordras för att bevara sundhet, ordning och gott skick inom fastigheten. Vid skada på fastigheten, dess byggnader och fastighetstillbehör, samt lös egendom, ska hyresgästen ersätta skadan fullt ut.

The tenant undertakes:

  • to carefully follow the rules of order that apply to the rental object, and not to disturb public order or neighbors.
  • to follow any fire bans and recommendations that apply to the island.
  • to be responsible for costs in connection with any damage to the houses and their equipment.
  • to immediately report any damage to the landlord.
  • not to lease the rental object to another without the landlord's special written permission.
  • not, without the landlord's special written permission, allow more numbers of people than in the booked confirmation to spend the night in the rental object.
  • not to keep pets in the rental object without the landlord's special written permission.
  • to allow the landlord's site representative / cleaning staff access to the rental object during the rental period for review.

Smoking is not allowed.

 
5. Cleaning

5.1 It is the tenant's responsibility to take good care of and clean the rental object during the rental period.

5.2 It is the tenant's responsibility to dispose of rubbish, fresh food before departure.

5.2 It is the tenant's responsibility to have washed dishes, plates of beeswax, etc. (Also empty the dishwasher) before departure.

5.3 Final cleaning of the houses is performed by an external cleaning company. This service is not negotiable and is included in the fee.

 
6. House equipment

6.1 The houses are rented fully furnished and have a fully equipped kitchen and bathroom. The landlord is not responsible for the guests' belongings during the stay, so make sure you have a valid chattel insurance (normally included in your home insurance).

6.2 When you rent Lilla Dalbo, bed linen, shower towel and small towel are included. When renting Stora Dalbo, we offer bed linen and towels for rent for an additional fee of SEK 150 / person.

 
7. Keys

7.1 You will receive a key at check-in. Correspondingly, you leave the key on departure to our representative on site, or by appointment.

7.2 Kostnader i samband med borttappad nyckel debiteras hyresgästen.

 
8. Complaints / Deviations

8.1 If an error occurs or the tenant experiences deviations in the rental object, this must be reported to the landlord immediately.
